Join Our Board
Our board elections will be held in January, and we invite interested residents to apply to join the board. Any homeowner in good standing is eligible to serve on the Hope Valley Farms North board. We have several open seats that will be available to homeowners that want to serve our community. Our board meets virtually every two months for about 1.5 – 2 hours. If you would like to help review and discuss landscaping, direct services, home maintenance, architectural review, social activities, and other ways we use our dues to improve our community, please consider joining!
Dues Payment
All homeowners are required to pay association dues. Payments are due on the first of each month. Past due accounts are subject to late fees. Thank you for your prompt payment and support! Rules & Regulations
Did you know that homes in an HOA tend to sell at a premium? The purpose of a homeowners association (HOA) is to maintain or boost property values, provide services not covered by property taxes, and keep the common areas looking beautiful. In order to do this, a set of guidelines were established to ensure properties look their best. We hope you will take some time to learn about our community’s rules and restrictions.
Architectural Review
Before initiating any major changes, such as painting, removing trees, or adding a porch or shed, you will need approval from the Architectural Review Committee to make sure the architectural guidelines are followed. Annual Meetings
Every year, all homeowners are invited to a meeting hosted by Towne Properties and the Board of Directors. This is a time to ask questions, propose ideas, discuss important topics, learn how dues were spent to improve the community, and elect board members. Get Involved
Becoming an HOA Board member or committee member is a great way to get more involved with your community. The HOA Board and committees meet regularly to make important decisions about common area landscaping, neighborhood safety, social events, community services, and other ways HOA dues are spent. Events & Services
Our HOA’s most popular event of the year is the Fall Festival! The HOA hosts this annual event for homeowners of all ages to enjoy. Dues Payment Information
All homeowners are required to pay association dues. For your convenience, there are three payment options. Payments are due on the first of each month. Past due accounts are subject to late fees.
HOA dueswill be $32.00 per month Starting in January 2024. Late fees are $10 per month.
*IMPORTANT* Mortgage companies do not pay HOA dues. Significantly overdue accounts may incur collection charges, legal fees, and potential foreclosure. Please contact manager@hvfnorth.com if you are at risk of foreclosure or filing for bankruptcy.

Online Payments
Towne Properties utilizes Community Café to handle online one-time and recurring payments via bank draft, debit card, or credit card. To get the required information to register as a homeowner, please contact our property manager at manager@hvfnorth.com. Please note, there may be a service fee charged depending on payment type.
Bank Check/Bill Pay
*PREFERRED METHOD*
The easiest and most cost-effective way to pay your dues is to setup automatic checks to be sent from your bank directly to Towne Properties each month. To do this, you will need to include the management ID, four-digit association ID, and your seven-digit account number on each check. You can find this information by logging into the homeowner portal or contacting your property manager at manager@hvfnorth.com.

Mailed Personal Check
To pay via personal check, you must include a coupon with your check to ensure the payment is sent to the appropriate account number. Coupon booklets for the year may be purchased from Towne Properties for $12.00. This cost will be added to your annual account when you order.
